By size
Each is a basement of that size that is dry or damp, not wet. Your written quote, after the test, sets the number.
One room and a storage area.
A family room and a bedroom.
A family room, a bedroom and an office.
A full level: family room, two bedrooms and a laundry corner.
A damp result adds a vapor plan, and permit fees go on the quote at cost. The test and report come first, at a set fee quoted when you book, credited to the job if you sign within 60 days.
Add-on lines
These sit outside the size ranges, and each is its own line on your quote.
A cut in the foundation wall, a window, a well with a drain and a cover. Utility locating and the permit are extra.
A toilet and a vanity, rough-in plumbing, a vented fan and a floor. Needs a drain at the right depth.
A shower, a toilet and a vanity, with a waterproofed pan and tile. A pump adds to the price.
A washer box, a drain, a dryer vent and a sink.
Closed-cell foam against the walls and a dimpled membrane under the floor, for a 900-square-foot basement.
Mineral wool in the joists and a second layer of drywall, for the whole ceiling of a 900-square-foot basement.
Your written quote lists each line with what is included.
What moves it
Four things do most of the work.
Dry is the lowest. Damp adds a vapor plan.
Under 7 feet 6 inches means more boxing in and less choice of ceiling.
Each room adds framing, drywall and a door.
A bath or laundry adds a drain, and sometimes a pump.
Questions
Because we haven't tested your walls. After the test we write a quote with every line. The range is where most jobs of that size land.
The quote is written for your basement. A line marked as an allowance, such as flooring or fixtures, changes only with what you choose, and each change is signed before it is done.
Waterproofing or drainage, a bath, an egress window, a laundry, appliances, furniture and any engineer's letter. Each is its own line.
No. We take a deposit and stage payments, and the quote lists them.
The test comes first, then a written quote.
